It is not uncommon for a well to contain some bacteria.  When buying a home a test for coliform bacteria should be done.  Most lenders and mortgage programs require it.  The coliform bacteria test checks for the presence of total and fecal coliform.  The presence of total coliform requires chlorinating  the well.  The presence of fecal coliform will require much more extensive measures. For more information go to coliform and bacteria in private water systems.  Some government loan programs require in addition to the coliform test, tests for the presence of  lead and nitrites/nitrates in the water.  Always check with your lender especially if it is a FHA or VA loan what water tests they require.
